Mobile & Modular Homes in Langley, scoped in writing first.

Manufactured homes are part of Langley Township, particularly out toward Aldergrove and the rural roads on the east side, and they need quoting differently from the houses around them. Wall panels are thinner than conventional framing and are not always framed where you would expect, so anchoring anything of weight is a question rather than an assumption. Interior doors and windows come in sizes that a Langley big-box shelf does not carry, which means measuring before I buy rather than after. Skirting, steps, and landings sit low and take more weather than they would on a full foundation, and frost movement loosens them season by season. I ask for more photos on these jobs than on any other kind, because guessing at a panel thickness is how the wrong material ends up on your driveway. Send measurements with the request and the scope comes back in writing.

The complete checklist and service FAQ live on my main Mobile & Modular Homes page. This page is how the same scope lands in Langley.

Three measurements decide the truck load.

Same scope, local ground. This is how a mobile & modular homes call actually runs once I am in Langley.

Field note

A Langley manufactured home visit starts with measurements I asked for before I loaded the truck: door height and width, wall thickness at a cut edge or an outlet, and a photo of the skirting where it meets the ground. From those three things I know most of what I need. Doors and their frames are the most common call, followed by skirting damaged by weather or a mower, then steps and landings that have loosened as the ground moved. Mounting requests get a separate conversation about weight, because a panel wall carries load nothing like a stud wall does.

What moves the number on a manufactured home.

Parts availability drives this more than labour. A standard-size replacement is a normal job; a non-standard door or window that has to be sourced or adapted is where the time goes, which is why I want the measurements before I quote. You approve a written number before I pick up a tool in Langley.

Manufactured home questions from around the Township.

Why do you need measurements before quoting a mobile home door?

Because manufactured home openings are frequently non-standard, and they vary by manufacturer and by decade. A door I can buy off a shelf and a door that has to be ordered or adapted are different jobs at different prices, and the only way to know which one you have is the tape measure.

Can you mount a TV on a mobile home wall in Langley?

Sometimes, and the honest answer depends on the weight and what backing exists behind the panel. Tell me the size of the screen and I will tell you whether it can go on the wall safely or whether a floor stand is the better call. I would rather say no than have it come down.

For property managers

If you run units, I take turnovers, deficiency lists and recurring maintenance on a written scope, with GST-registered invoicing and one person to call. How trade accounts work.
