Mobile & Modular Homes in Surrey, scoped in writing first.

Manufactured homes turn up across Surrey more than people outside the trade expect, and they are a different quote from the house next door. Panel walls are thinner and are not framed on the spacing a stud finder user assumes, so anchoring is a calculation rather than a habit. Doors and windows come in sizes no Surrey shelf carries, which makes measuring a precondition of quoting rather than a courtesy. Skirting takes damage from weather, animals, and mowers, and steps and landings loosen as the ground moves under them, because there is rarely a full foundation beneath. I ask for more detail on these than any other job I do: a door measured both ways, wall thickness at a cut edge, and a photo of the skirting where it meets grade. With those three, I load the truck once.

The complete checklist and service FAQ live on my main Mobile & Modular Homes page. This page is how the same scope lands in Surrey.

Same scope, local ground. This is how a mobile & modular homes call actually runs once I am in Surrey.

Field note

A Surrey manufactured home visit is planned from the measurements rather than from a walk-through, because the wrong material means a wasted trip for both of us. Doors and their frames lead the list, then skirting panels, then steps and handrails that have loosened over a couple of frost cycles. Anything being mounted gets weighed first in conversation: a panel wall and a stud wall carry completely different loads, and the difference is not visible from the room. Where the honest answer is that a wall will not hold what you want on it, that is the answer you get before I take the work.

What drives a manufactured home number in Surrey.

Parts availability drives this more than labour. A standard-size replacement is a normal job; a non-standard door or window that has to be sourced or adapted is where the time goes, which is why I want the measurements before I quote. You approve a written number before I pick up a tool in Surrey.

Manufactured home questions across Surrey.

Why can you not quote my mobile home repair from photos alone?

Photos tell me the problem, measurements tell me the parts. Manufactured openings and panel thicknesses vary by builder and by decade, so a shot of a door does not tell me whether the replacement is a shelf item or a special order. Those are different jobs, and the tape measure is what separates them.

Do you do skirting and step repairs in Surrey?

Yes, and those two make up a good share of this work. Skirting gets hit by weather and machinery, and steps and landings loosen because there is usually no full foundation under them. Both are better dealt with before the wet months rather than during.

For property managers

If you run units, I take turnovers, deficiency lists and recurring maintenance on a written scope, with GST-registered invoicing and one person to call. How trade accounts work.
