East Beach and West Beach properties usually want the grime and salt film washed off the siding and the patio freshened before the busy season on the Promenade. Hillside homes are about the stairs and walkway edges, where moss does its best work in the shade. Driveways around Five Corners and Centennial Park clean up dramatically, especially ahead of a listing or before spring sealing. Decks get washed at a gentler pressure than concrete, always with the grain, and when a deck wash is prep for stain I schedule the two visits far enough apart for the wood to dry properly.

Is pressure washing worth it on a shaded hillside property?

Those are the properties that need it most. Shade plus coastal damp means moss and algae rebuild steadily on concrete stairs and north-facing surfaces, and on a slope that growth is a slip hazard, not just an eyesore. A regular wash keeps it in check before someone finds out the hard way.

Can you clean my siding without forcing water behind it?

Yes. Siding gets a soft-wash: lower pressure, wider fan, correct distance, working top down. Blasting vinyl or stucco at driveway pressure is how water ends up behind the cladding, so I do not do it, no matter how satisfying it looks.
