Stain needs a run of dry days to cure, so late spring and late summer are the windows I aim for, while repair work books almost any time of year. On the bluff and along Marine Drive, the west and south exposures fade fastest, so those decks want a wash and recoat sooner than the shaded side of the same house. Hillside properties bring stairs, multi-level decks, and railings that need to be genuinely solid rather than just decorative. Older character homes around Five Corners often have fencing from a previous era, and sometimes the honest answer is a post and panel repair now with a replacement plan later, which I will say plainly in the estimate. Gates get their own line item because coastal hardware corrodes and sag is nearly guaranteed.
Rot is the variable. Board and post replacement is straightforward to price once I can see how far the damage runs, so the estimate follows the walk-around rather than the other way round. You approve a written number before I pick up a tool in White Rock.

It shortens the life of both the finish and the hardware. I lean on penetrating semi-transparent stains that can be recoated without a full strip, and I check fasteners and gate hardware for corrosion while I am there. Nothing exotic, just the right product and a closer eye on the metal.
