Carpentry & Trim in White Rock, scoped in writing first.

The older character homes up the White Rock hillside are the reason trim work here is a fitting job rather than a cutting one. Framing that has settled over decades leaves walls that lean and floors that run, so a mitre cut to a nominal angle opens up and a baseboard laid straight shows daylight in the middle of the wall. I set angles off the corner that is actually there and scribe to the floor that is actually there. Closer to the water, exterior trim and any timber on a deck or railing has weather in it as well as age, and interior trim in beach-area condos is usually a tidier proposition: shelving that has to hit backing, a run of casing damaged in a move. Send me the corners and the run length and I will scope it in writing.

Field note

A White Rock trim job begins with two readings that decide everything after: the actual angle at the corner and how far the floor runs across the length of the wall. On the hillside those numbers are rarely the ones on the drawing. Scribing the bottom edge of a baseboard so it follows a floor with a gentle roll is standard here, and so is cutting a mitre a couple of degrees off nominal because the corner asks for it. In condos near the promenade the work is neater and the constraints are the building's: notice, hours, and how much cutting I can do inside.

Pricing

Why fitting drives the White Rock number.

Length of run and number of corners drive this, not square footage. A long straight wall goes quickly; a room with five corners, a bulkhead, and a stair skirt is a different day's work at the same nominal footage. You approve a written number before I pick up a tool in White Rock.

Trim questions from White Rock's older homes.

Nothing in my old White Rock house is square. Does that cost more?

It costs time rather than materials, and yes, that shows in the estimate. Fitting trim to a settled house means scribing and adjusting each piece rather than cutting a stack to one setting. It is also the difference between joints that stay closed and joints that open up over the first winter.

Can you do shelving in a beach-area condo?

Yes, and the first question is what is behind the wall and what is going on the shelf. Concrete, steel stud, and wood framing are three different anchoring jobs. Check whether your building needs notice or an elevator booking and include that with the request.

For property managers

If you run units, I take turnovers, deficiency lists and recurring maintenance on a written scope, with GST-registered invoicing and one person to call. How trade accounts work.
