If there is one place on my list where rot is the headline rather than a footnote, it is White Rock. Salt air and winter rain work on exterior trim, sills, fascia, railings, and deck timber faster within a few blocks of the water than they do anywhere inland, and the damage routinely runs further than the paint suggests. On the bluff and along Marine Drive I regularly find that a board someone flagged as a small soft patch is the visible end of something considerably longer. The older hillside houses compound it, because decades of repainting have buried earlier soft spots rather than fixing them. I cut back until the wood is sound however far that goes, prime every face including the cut ends, and put in writing what changes if it runs beyond what we can see today.

Thumb and screwdriver, working outward from the obvious spot until the wood resists, and near the water that line often sits well past the stain. Sills, railings, deck framing and fascia are the usual suspects. Access shapes the day here as much as the repair does: bluff streets are tight for parking, driveways are steep, and some of these houses sit a long stair run below the road, all of which is worth telling me in advance.

Why is rot so much worse on my White Rock house than my last place?

Salt air and wind-driven rain are simply harder on exposed wood, and they get into end grain and joints where fresh paint cannot protect. It is why refinishing, exterior repairs, and rot work make up so much of what I do down here, and why I scope weathered surfaces up close rather than from the street.

Can you quote deck and railing rot from photos?

I can give you a starting scope from good close photos, but railings and deck framing hide their worst behind joints and under boards. The written estimate covers what is visible and states plainly what happens if the soft wood runs further once it is opened, so nothing gets invented on the day.
