White Rock doors live a harder life than doors a few kilometres inland. Salt air and wind-driven rain work on exterior hardware near East Beach and along Marine Drive, so hinges seize, sweeps perish, and deadbolts stiffen years before they would elsewhere. Up the hillside the problem changes character: the older character homes have settled, sometimes considerably, and their interior doors bind at a corner because the opening is no longer the shape the door was cut for. Beach-area condos add their own layer, where a unit door on a closer needs adjusting and the building has rules about when I can work. Fitting rather than forcing is the whole job here. I would rather rebuild a hinge mortise than plane a door that will only need planing again next season.

On a White Rock call I check exterior hardware for salt first, because seized hinges and corroded strikes are the local signature and they change what I bring. Inland that hardware would have years left; here it is often the actual fault. On the hillside the doors are the settled kind, where the reveal pinches at one corner and yawns at the other, and the fix is at the hinge mortise or the strike rather than the slab. Access matters too: steep driveways and long stair runs down to a house decide how I stage tools, which is worth telling me before the day.
What moves the number is whether the door or the opening is the problem. Rehanging a door on sound framing is quick; a jamb that has to be rebuilt because the house settled around it is not, and I can only tell which from the gaps. You approve a written number before I pick up a tool in White Rock.

Usually replace, and with something rated for coastal exposure rather than whatever was cheapest at build. Salt air gets into the mechanism and once a lock body is corroded internally, servicing it buys months rather than years. I will tell you honestly which of your doors is worth saving.
