Trim work in Langley splits cleanly along the age of the street. In Walnut Grove and Murrayville I am usually matching profiles that stopped being stocked years ago, scribing baseboard to floors that have taken on a gentle roll, and letting new pieces into runs where something was cut out and never made good. Willoughby and the newer Township developments are the opposite problem: square rooms, standard profiles, and trim that was installed fast enough to leave open mitres and nail holes nobody filled. Brookswood and Fort Langley properties bring shelving and closet build-outs, plus stair trim on older staircases where the skirt board has pulled away. None of it is cutting at 45 degrees and hoping. A Langley trim visit usually starts with a straightedge on the floor and a bevel on the corner, because those two readings decide every cut afterwards. In a Murrayville bungalow with a rolling floor the baseboard gets scribed along its bottom edge so it sits tight instead of showing daylight in the middle of a wall. In a Willoughby townhouse I am often reopening and recutting mitres that were fired in too fast. Around Fort Langley the requests lean toward shelving that has to hit real framing, and stair skirts that need refastening before the trim goes back.
Length of run and number of corners drive this, not square footage. A long straight wall goes quickly; a room with five corners, a bulkhead, and a stair skirt is a different day's work at the same nominal footage. You approve a written number before I pick up a tool in Langley.

Close, and I will be straight with you about how close. Profiles from that era are frequently discontinued, so I match the nearest available and place the joins where the eye does not travel. Send a photo with a tape measure across the profile, and a spare offcut if you have one anywhere in the house.
Yes, and the answer depends entirely on where the studs fall relative to where you want the shelf. Tell me the width you are after and roughly what is going on it. If the load and the stud spacing do not agree, I will say so before ordering rather than after it is on the wall.
