The older Walnut Grove and Murrayville houses have exterior trim and corner boards that have been painted over rot more than once, which hides it right up until a thumb goes through. Brookswood and Fort Langley acreages have outbuildings, shop doors, and long stretches of exterior trim that nobody walks past daily, so damage gets a head start. Willoughby townhouse complexes are newer, and what I see there is usually localised: window trim where flashing was missed, or fascia at a corner where water ran. My rule everywhere is the same. I cut back until the wood is sound, however far that runs, and I say in the written scope what happens if it goes further once the board is off.

On a Langley rot call the first ten minutes are a thumb and a screwdriver, working outward from the visible damage until the wood stops giving. That line, not the stain, is where the cut goes. On a Murrayville or Walnut Grove house the soft spot is usually low on a corner board or under a window sill where water sat. Out at Brookswood and Fort Langley I am more often on outbuildings and shop trim, where the run is longer but the access is easier. New material gets primed on every face, including the cut ends, before it goes up.

Frequently, yes, and bubbling paint over a soft board is the surface reporting a problem that started behind it. Press it with your thumb before you send photos. If it gives at all, tell me where and how far, because that changes the scope more than the size of the visible mark does.

Yes, outbuilding and shop trim is normal work out that way. Include how high it sits and whether I can get a ladder to it cleanly, because access on acreage properties changes the day more than the repair itself usually does.
