Langley gets enough rain that rot is a question of when rather than whether, and the Township's mix means it turns up in different places depending on the street. The older Walnut Grove and Murrayville houses have exterior trim and corner boards that have been painted over rot more than once, which hides it right up until a thumb goes through. Brookswood and Fort Langley acreages have outbuildings, shop doors, and long stretches of exterior trim that nobody walks past daily, so damage gets a head start. Willoughby townhouse complexes are newer, and what I see there is usually localised: window trim where flashing was missed, or fascia at a corner where water ran. My rule everywhere is the same. I cut back until the wood is sound, however far that runs, and I say in the written scope what happens if it goes further once the board is off.

Out at Brookswood and Fort Langley I am more often on outbuildings and shop trim, where the run is longer but the access is easier. New material gets primed on every face, including the cut ends, before it goes up.

I scope what is visible in writing and state what changes if it goes further once the board is off, rather than quoting a best case and revising it on the day.
