The local scope

Electrical Work in White Rock, scoped in writing first.

Exterior light fixtures near the ocean corrode from the inside out, and by the time the rust shows, the socket is usually worse. Swapping tired fixtures for sealed coastal-rated ones is one of the most common electrical requests I get from White Rock, alongside the usual interior work: light fixtures, dimmers, ceiling fans into existing boxes, under-cabinet lighting, and worn outlets and switch plates. I stay inside homeowner-allowed scope. Permit work and new circuits belong to a licensed electrician, and if your job crosses that line I say so in the quote, not after. Older character homes here can hide no-neutral switch boxes and other vintage wiring quirks, so I confirm what is behind the plate before promising that a smart dimmer will behave. Send a photo of the fixture or switch through the quote form and I will reply with a written estimate. The $150 minimum covers the job.

On site

Corrosion near the beach, vintage boxes up the hill.

Same scope, local ground. This is how a electrical work call actually runs once I am in White Rock.

Field note

Down near the beach the pattern is corrosion: porch lights, motion sensors, and outdoor fixtures that gave up early. Up the hill, older interiors mean crowded boxes and switches from another decade, so a simple dimmer swap sometimes calls for a compatible LED-rated model, and I sort that out during the quote instead of on your kitchen floor. Condo requests along Marine Drive are mostly fixture swaps and under-cabinet lighting, done cleanly and within whatever the building requires. Every visit ends the same way: everything tested, plates on straight, packaging gone with me.

Pricing

What a White Rock fixture swap is counted by.

Fixture swaps and lighting upgrades price by access and by count. Anything needing a panel, a permit or a licensed electrician gets named in the estimate and handed off, never padded into it. You approve a written number before I pick up a tool in White Rock.

Asked in White Rock

White Rock fixture questions, coastal and character homes.

Why do my outdoor lights near the beach keep failing?

Salt air corrodes exterior fixtures from the inside out, so by the time rust shows on the housing the socket is usually worse. Swapping tired units for sealed coastal-rated ones is one of the most common jobs I do down here, and I check the gasket and the box while I am in there.

Can you install a dimmer in an older White Rock house?

Once I know what is behind the plate. Character homes up the hill can hide no-neutral switch boxes and crowded boxes from another decade, so I confirm that from your photos and pick an LED-rated model that will behave. Permit work and new circuits belong to a licensed electrician and my quote says so.
