I mount TVs level with the cables managed, hang heavy art and mirrors into studs or anchors rated for the real load, assemble flat-pack furniture so it does not wobble, and strap tall pieces so they cannot tip. Condo walls can hide concrete or steel studs, and older houses hide surprises of their own, so I bring fasteners for whatever the wall turns out to be instead of forcing one method everywhere. Curtain rods, blinds, closet systems, and floating shelves fill out the usual list, and bundling several installs into one visit is the smart way to use the $150 minimum. In view homes on the bluff, the mirrors and art tend to be large and unforgiving, so I locate studs first and use rated anchors only where the framing refuses to cooperate. If the wall turns out to be masonry, I say so and drill it properly rather than hoping.
Per item, by what it hangs on. Wood studs go quickly, concrete and tile take longer, and anything heavy needs an anchor rated for it, which I confirm on site. You approve a written number before I pick up a tool in White Rock.
