Bathroom floors, shower surrounds, and plank flooring make up the core of my tile and flooring work in White Rock. The deciding factor in most of these jobs is what sits under the finish: older character homes can hide uneven subfloors, past moisture, and framing that has relaxed over the decades, so I check and prep the substrate before a single tile or plank goes down. Skipping that step is how floors crack and click apart later. I install porcelain and ceramic tile, luxury vinyl plank, laminate, and engineered hardwood, with square layouts, tight transitions between rooms, and trim that actually finishes the job. Field note
A hall bathroom refresh in a Hillside house usually means pulling dated tile, flattening the subfloor, and laying new porcelain with clean silicone where the floor meets the tub. Beach-area condos often want vinyl plank through the main rooms, and the transitions at doorways and the balcony slider are where that job is won or lost. In older homes near Five Corners I sometimes find plank floating over a dip that should have been levelled first, and fixing the substrate once is always cheaper than replacing a failed floor twice. Every quote spells out prep, material handling, and disposal so the number you approve is the number you pay.
Square footage is the smaller half of it. Subfloor condition, transitions into the next room, and the cut count around corners set the real number, so I check the subfloor before quoting. You approve a written number before I pick up a tool in White Rock.
