Mobile & Modular Homes in Cloverdale, scoped in writing first.

Manufactured homes are a smaller part of the Cloverdale picture than they are further east, but they are here, mostly on the rural Hazelwood side and the edges of West Cloverdale. They need quoting on their own terms. Panel walls are thinner than conventional framing and not laid out on the spacing a stud finder habit assumes, so anchoring gets worked out rather than guessed. Doors and windows are frequently non-standard, which means measuring before buying instead of after. Skirting sits at ground level taking weather and mower damage, and steps and landings loosen with ground movement because there is rarely a full foundation under them. Cloverdale borders Langley so I can get over easily, but I still want measurements before I load, because the right part matters more than the short drive.

The complete checklist and service FAQ live on my main Mobile & Modular Homes page. This page is how the same scope lands in Cloverdale.

What's included

  • Interior and exterior door repair and replacement
  • Wall panel repair and seam work
  • Anchoring and mounting sized for panel walls
  • Skirting repair and replacement
  • Step, landing, and handrail repair
  • Fixture and hardware swaps in non-standard sizes
  • Flooring repair over manufactured subfloor
  • Trim and moulding repair

Measurements ahead, even on a short drive.

Same scope, local ground. This is how a mobile & modular homes call actually runs once I am in Cloverdale.

Field note

A Cloverdale manufactured home visit runs off measurements sent ahead: the opening height and width, wall thickness at a cut edge or an outlet box, and a photo of the skirting where it meets grade. Doors and frames are the usual reason for the call, then skirting, then steps and handrails. Interior work is trim and fixture swaps in sizes that are not off a shelf. Anything going on a wall gets a weight conversation first, because a panel wall carries load nothing like the stud wall in the house next door does.

What a manufactured home quote here reflects.

Parts availability drives this more than labour. A standard-size replacement is a normal job; a non-standard door or window that has to be sourced or adapted is where the time goes, which is why I want the measurements before I quote. You approve a written number before I pick up a tool in Cloverdale.

Manufactured home questions on the Cloverdale side.

You are close by. Do you still need measurements first?

Yes, and it is about the part rather than the drive. Manufactured openings vary by builder and by decade, so without measurements I cannot tell whether your door is a shelf item or a special order. Being nearby saves the trip, not the wrong-size door sitting in the truck.

Can you sort skirting and a step in the same visit?

Yes, and those two travel together more often than not. Skirting takes weather and machinery damage at ground level, and steps loosen as the ground moves under them. Doing both at once is one written scope and one visit rather than two.

For property managers

If you run units, I take turnovers, deficiency lists and recurring maintenance on a written scope, with GST-registered invoicing and one person to call. How trade accounts work.
