Manufactured homes are not the dominant housing on the White Rock bluff, but they exist in the wider Semiahmoo area and the people in them get the same standard of work as anyone else on my list. The difference is in the quoting. Panel walls do not carry load the way stud framing does, doors and windows come in sizes local shelves do not stock, and skirting and steps sit close to the ground where coastal weather reaches them easily. That last part matters more here than inland: salt-influenced air gets at fasteners, skirting panels, and step hardware, so the maintenance cycle is shorter. Send me the door measured both directions, the wall thickness at a cut edge or an outlet box, and a photo of the skirting at grade, and the scope comes back in writing without a guess in it.

Field note

On a manufactured home near the coast I look at fasteners and skirting before anything else, because that is where the local weather shows up first and it is easy to miss while looking at the thing you called about. Doors and their frames are the most common request, then skirting panels that have corroded or been damaged at ground level, then steps and handrails. Anything going on a wall gets a weight conversation first. A panel wall is not a stud wall, and no amount of wanting the TV there changes what the wall will hold.

Does coastal air affect a manufactured home more?

It reaches the low and exposed parts first: skirting, step hardware, fasteners, and exterior door furniture. None of that is dramatic, but the replacement cycle is shorter than it would be inland, and catching a corroded fastener early is a great deal cheaper than dealing with what it was holding up.

What do you need from me before quoting?

Three things. The door or window measured height and width, the wall thickness where you can see a cut edge or pull an outlet cover, and a photo of the skirting where it meets the ground. With those I can quote properly instead of hedging, and I load the right material the first time.
