The local scope

Painting Services in Cloverdale, scoped in writing first.

Painting in Cloverdale runs from the builder-flat white of Clayton Heights townhouses to the layered paint history inside the older houses around the Town Centre. A lot of Clayton interiors are ready for their first real repaint, and that job is mostly preparation: filling nail pops, caulking the gaps that opened as the building settled, and cutting clean lines where the walls meet the ceiling. The older detached homes in West Cloverdale and near the historic core want more surface work up front, sanding, spot-priming over previous repairs, and trim that takes patience to do properly. I handle the prep myself and I refuse to skip it, because prep is what decides how the finish looks two years from now. Floors get covered, furniture gets moved or wrapped, the scope arrives in writing before a can gets opened, and the $150 minimum is the only number I will ever give you before seeing photos of the space.

Field note

Most Cloverdale painting starts as a single room and grows once the first wall proves how much brighter the place can look. In a Clayton Heights townhome I typically quote walls, ceilings, and trim together because settling cracks and nail pops need fixing before colour goes on anyway. In an older West Cloverdale or Town Centre house I check for chalky surfaces and old oil-based trim first, since those change the primer plan. Acreage owners out toward Hazelwood often pair interior rooms with exterior touch-ups on doors and fascia in the same booking. You pick the colours, I bring the prep, and the estimate spells out coats, products, and timing before we book.

Pricing

What a Cloverdale repaint is priced by.

Prep is the price. Wall condition, how many colours, and how much cutting in around trim and ceilings is what moves the number, and I count all of it before I quote it. You approve a written number before I pick up a tool in Cloverdale.

Asked in Cloverdale

Cloverdale painting questions, builder paint and old trim.

My Clayton Heights townhouse still wears its original builder paint. What does a first repaint involve?

Builder-grade flat scuffs quickly and often needs two coats just to look even, so the first proper repaint leans heavily on prep. I knock down the nail pops, run fresh caulk where trim has pulled away, and prime the fixes before colour goes on. What you get back is a tougher, washable finish that stands up to a busy household.

The trim in my older West Cloverdale home is old oil-based paint. Does that change anything?

It does. Rolling latex straight over aged oil trim with no prep is how you end up peeling a year later, so I scuff and lay down a bonding primer first, or match a compatible product to what is there. Chalky old wall paint gets the same care. I spot both from your photos and write the right primer step into the scope.
