Vinyl sundecks are all over the Lower Mainland, often on top of a garage, a carport or a room. When one leaks, the first sign is usually a stain on the ceiling below or soft wood at the deck's edge. Two different trades fix two different parts of the problem. Knowing which is which saves you a wasted visit.
Why do vinyl sundecks leak?
The vinyl is a waterproof sheet laid over a wood deck. It keeps water out as long as every seam, edge and hole stays sealed. Leaks tend to start in the same places:
- Seams that have lifted or split with age
- Punctures and cuts from sharp furniture legs or dropped tools
- The joint where the deck meets the house wall or the door sill
- Drains and scuppers that clog, so water sits and finds a weak spot
- Railing posts or screws that go through the vinyl
- Old vinyl that has cracked or come loose at the edges
Water that gets under the vinyl soaks the wood beneath it. From there it runs to the edges and down into the fascia, the soffit and the ceiling below. By the time you see a stain, the wood under the vinyl may have been wet for a while.
Every job I take gets a written scope before I start, so the price is agreed in advance and the list stays the list.

Who repairs the vinyl membrane itself?
A vinyl deck installer does. Seams, tears, patches and new vinyl all need the maker's material and method, done by someone trained on that product. Duradek, one vinyl deck maker, says its product is not a DIY product and is installed by a network of trained applicators. I do not patch or replace vinyl membranes, and I would rather tell you that now than after a visit.
If the deck is still under warranty, start with the company that installed it. Until the repair, keep rain off the damaged spot with a tarp weighted at the edges. Never screw or staple a tarp into the vinyl, since every hole is a new leak.
What vinyl deck repair can a handyman do?
The work around the membrane is where I come in. A leak leaves damage at the edges and underneath, and that part is ordinary rot and repair work:
- Rotted fascia and trim at the deck's edge, cut back to sound wood and replaced
- Soffit under the deck that a leak has soaked
- Railing repair, where the railing does not go through the vinyl
- Deck skirting and the bases of support posts
- Water-damaged drywall in the ceiling below, once the leak is fixed
- Priming, sealing, caulking and flashing at the repairs I make
Order matters. The installer stops the water first. Then I replace the rotted wood around the edge and repair the ceiling below. If fascia or edge trim has to come off before new vinyl goes on, that gets planned with the installer before either job starts, so neither one undoes the other.
Railings take the most care. If the posts are fastened through the vinyl, taking them off opens holes in the membrane. I will not drill new holes in a vinyl deck. A railing like that gets planned with the membrane installer, so the holes are sealed their way.

What if the wood under the vinyl has rotted?
When a leak has run for a long time, the plywood under the vinyl can rot, and sometimes the joists under that. The only way to reach that wood is to take the vinyl off. Replacing it is a job for the vinyl deck installer or a contractor, and joist damage is structural work. Rot at the deck's edge spreads the same way as siding rotting at the bottom.
If the deck sits over a room and leaks keep coming back, call a building envelope consultant. They work out why the water is getting in before anyone rebuilds. When does sundeck work need a permit?
Rebuilding a sundeck, or the wood deck under the vinyl, can need a building permit. Here is what each city's own bylaw or permit page says, read in September 2026:
- City of Langley: the building bylaw requires a permit for a sundeck, or for enclosing the space above or below one
- Abbotsford: the building bylaw requires a permit for a sundeck, meaning an open deck connected to and partly held up by the house
- Township of Langley: the building bylaw requires a permit for all construction, and it counts repair as construction
- Surrey: minor repairs to the outside of a home do not need a permit, and in most cases a deck addition does
Where a small repair ends and permit work begins is the city's call. Ask the building department before the deck comes apart. If a job of mine gets near that line, I raise it before the work starts.
