Fence and deck work is a different animal in Abbotsford than in a tight subdivision, because so much of the city is acreage. Out toward Matsqui, Bradner, and the slopes of Sumas Mountain, fence lines run long, gates get heavy use, and a leaning post is usually a rotted footing, not a mystery. In town, the decks behind established Clearbrook and East Hill homes are due for board swaps and a proper re-stain after years of Fraser Valley rain. I handle both ends: post and panel repair, railing fixes, gate alignment, rot replacement before staining, and a pressure wash ahead of premium semi-transparent stain like Sansin or Behr Premium. I will not stain over rotten wood, ever. The estimate you approve is written, itemized, and carries a $150 minimum. Late April through early June is the sweet spot for stain out here, so book ahead of the rush.

On a working acreage off Sumas Mountain the visit usually starts with a walk of the fence line: which posts moved over winter, which rails are split, whether the gate sags because of hinges or a heaved footing. I fix the structure first, then talk finish. For a backyard deck in East Hill the order is wash, dry, replace the punky boards, then stain when the forecast gives me the window the product needs. Master-planned homes in Auguston with newer fences mostly need gate tune-ups and a first proper coat of stain before the wood grays out.
Rot is the variable. Board and post replacement is straightforward to price once I can see how far the damage runs, so the estimate follows the walk-around rather than the other way round. You approve a written number before I pick up a tool in Abbotsford.
