Siding & Wood Rot in Abbotsford, scoped in writing first.

Abbotsford gets real rain and the city's older exteriors have been carrying the results for years. Clearbrook and East Hill homes show it in corner boards, window trim, and sills where water sat and paint went over the top, which hides soft wood right until something goes through. On Sumas Mountain, in Matsqui and around Bradner the exposure is worse because there is nothing sheltering a property from weather, and acreages carry outbuildings that nobody inspects monthly. Newer Auguston homes are not immune either: what I find there is localised, usually a window head or a fascia corner where flashing was missed at build. Wherever it is, the method is the same and it is not negotiable. Cut back to sound wood however far that runs, prime every face including the ends, and state in writing what changes if it goes further.

The complete checklist and service FAQ live on my main Siding & Wood Rot page. This page is how the same scope lands in Abbotsford.

Same scope, local ground. This is how a siding & wood rot call actually runs once I am in Abbotsford.

Field note

An Abbotsford rot job opens with a thumb and a screwdriver working outward from the visible damage until the wood stops giving, and on an older East Hill or Clearbrook house that line is regularly a long way past the stain. On rural properties I walk the outbuildings too, because a second drive out here is wasted money for both of us. Fascia, sills, corner boards and window trim are the usual list. Every new piece is primed on all faces before install, and cut ends get sealed, because end grain left bare is where the next round starts.

Pricing

Why an Abbotsford rot quote names a condition.

How far the rot runs is the whole estimate, and nobody knows that from the outside. I scope what is visible in writing and state what changes if it goes further once the board is off, rather than quoting a best case and revising it on the day. You approve a written number before I pick up a tool in Abbotsford.

Rot questions from Clearbrook to Sumas Mountain.

How far does rot usually run past what I can see?

Further than the paint suggests, and I will not pretend to know how much further from a photo. I have opened a small soft patch and found several feet of compromised sheathing behind it. The written scope covers what is visible and says plainly what happens if it runs, so nothing gets invented once the board is off.

Do you take rot work on Sumas Mountain and Matsqui properties?

Yes. Include the access details with your request: driveway length, gate codes, whether the work is on the house or an outbuilding, and what power is available. Rural jobs go smoothly when I know that before loading, and badly when I find out on arrival.

For property managers

If you run units, I take turnovers, deficiency lists and recurring maintenance on a written scope, with GST-registered invoicing and one person to call. How trade accounts work.
