Siding & Wood Rot in Aldergrove, scoped in writing first.

Country weather finds wood on an Aldergrove property faster than most owners notice, because so much of the exposed timber is on buildings nobody walks past every day. The shop, the barn end, the fence line, the outbuilding trim, the skirting on a manufactured home: all of it is taking rain and none of it is under daily inspection. Around the town centre the pattern is the more familiar one, with soft corner boards and window trim on family homes where water sat and paint went over it. My approach does not change with the building. I cut back until the wood is sound, prime every face including the ends, and put in writing what happens if the damage runs beyond what is visible. On a property with several buildings, doing them in one visit is the sensible way to book it.

The complete checklist and service FAQ live on my main Siding & Wood Rot page. This page is how the same scope lands in Aldergrove.

Walk the whole property before quoting one board.

Same scope, local ground. This is how a siding & wood rot call actually runs once I am in Aldergrove.

Field note

On an Aldergrove rot call I walk the whole property before quoting anything, because the piece you noticed is rarely the only one and a second trip out east is wasted money. Thumb and screwdriver on the obvious spot first, then the same on the outbuildings, the trim around shop doors, and the low boards nearest the ground. Long fence lines and gates often join the list at that point. New material gets primed on all faces before it goes up, which matters more out here where nothing is sheltered by a neighbouring building.

Pricing

Why one Aldergrove trip should cover it all.

How far the rot runs is the whole estimate, and nobody knows that from the outside. I scope what is visible in writing and state what changes if it goes further once the board is off, rather than quoting a best case and revising it on the day. You approve a written number before I pick up a tool in Aldergrove.

Rot questions from the acreages.

Should I have you look at the outbuildings too?

Yes, and it is the main advice I give on acreage rot. The buildings you use daily get noticed; the ones you walk past monthly are where rot gets a long head start. A single walk-around while I am already on site costs you nothing extra and usually finds something worth catching early.

Is skirting rot on a mobile home the same job?

Related but not identical. Skirting sits close to the ground and takes constant moisture, and the panels are often a manufactured product rather than dimensional lumber. I quote it as its own line, and I measure rather than assume, because sizes vary by home.

For property managers

If you run units, I take turnovers, deficiency lists and recurring maintenance on a written scope, with GST-registered invoicing and one person to call. How trade accounts work.
