Rot around Cloverdale shows up where you would expect once you know the housing. The older detached homes near the town centre have exterior trim, sills, and corner boards that have been repainted over soft wood more than once, so what looks like a paint problem is frequently a wood problem underneath. Clayton Heights complexes are newer, and what I find there is localised: a window head where flashing was missed, or a fascia corner where water ran during a wet stretch. Hazelwood properties on the south side have more exposed exterior and often outbuildings that nobody checks monthly. Being next door in Langley, I can get over to look properly rather than quoting off a distant photo, which on rot is the difference between a real number and a hopeful one.

On the older core houses the soft wood is usually low on a corner board or under a sill. In Clayton Heights it is higher and tighter, often at a window head. On Hazelwood properties I walk the outbuildings while I am there. Every replacement piece gets primed on all faces and the cut ends sealed before it goes up.
How far the rot runs is the whole estimate, and nobody knows that from the outside. I scope what is visible in writing and state what changes if it goes further once the board is off, rather than quoting a best case and revising it on the day. You approve a written number before I pick up a tool in Cloverdale.
