South Surrey properties near Crescent Beach take coastal weather on exterior trim, sills, and fascia, and the damage there runs faster than owners expect. The older Fleetwood and Whalley houses have corner boards and window trim that have been painted over more than once, which conceals soft wood right up to the moment something goes through. Panorama Ridge and North Surrey homes with larger exteriors simply have more surface for water to find. Guildford and Newton townhouse complexes usually show localised damage at a window head or a fascia corner where flashing was missed at build. A Surrey rot inspection is done with a thumb and a screwdriver, not with eyes. I work outward from the stain until the wood stops giving, and that line is where the cut goes, which is often well past what the photo showed. Near Crescent Beach and through South Surrey the soft spots cluster on the weather side and under sills. In Fleetwood and Whalley they hide behind repainted corner boards. Every new piece gets primed on all faces including the cut ends before it goes up, because an unprimed end grain is where the next round of this starts.
How far the rot runs is the whole estimate, and nobody knows that from the outside. I scope what is visible in writing and state what changes if it goes further once the board is off, rather than quoting a best case and revising it on the day. You approve a written number before I pick up a tool in Surrey.

It moves faster there, yes. Wind-driven rain and salt influence work on exterior trim, sills, and fascia harder than they do a few kilometres inland. That is why I scope weathered surfaces in person or from close photos rather than quoting off a shot taken from the driveway.
Close on profile, honestly not perfect on colour until it is painted. Manufacturers change lines and decades of weather mean even a correct match sits differently beside what is already there. I tell you where a repair will still be visible before paint rather than let you discover it.
