Up on Hillside and the bluff, the usual culprits are settlement cracks radiating from door and window corners, and those need mesh tape and proper feathering, not another smear of filler. Down near East Beach and West Beach, moisture is the theme: a ceiling stain under a bathroom, swollen board behind a leaky window, the hole a plumber left after opening a wall. Condo owners along Marine Drive mostly call about anchor holes, cracked seams, and paint-ready patching between tenants or ahead of a sale. Whatever the wall looks like now, the standard is the same: once it is painted, you should not be able to find the repair.

A ceiling stain keeps coming back near my window facing the bay. Is that drywall work?

The stain is drywall, but the water behind it is the real question. I cut the discoloured board back to dry material, and if a tired flashing or window seal near the water is still letting moisture in, I flag it so the source gets stopped before anything is closed up. Mudding over a live leak only buys you the same mark next winter.

My older White Rock place has textured ceilings from decades ago. Can a patch really disappear?

On those aged ceilings I match the knockdown or stipple by hand and blend it into the surrounding field, then prime so the repair reads the same once your colour goes over it. A few vintage textures are stubborn, so I tell you straight from the photos how close the blend will land rather than promising a match I cannot hit.
