Light off the water is beautiful and merciless. South-facing rooms above Semiahmoo Bay see more sun than most Lower Mainland interiors, so fading and sheen mismatch show quickly when prep gets rushed. My painting starts with the unglamorous parts: washing, sanding, caulking the gaps, priming stains, taping clean lines, and covering floors properly. Then two coats of quality paint, Benjamin Moore or Sherwin-Williams when the scope calls for it. In White Rock I paint everything from single rooms in beach-area condos to full interiors in older character homes around Five Corners, plus trim and doors that decades of old coats have gummed up. If the walls need drywall repair first, I handle that too, which keeps one set of hands responsible for the whole finish. Photos in, written estimate back, price fixed before the first drop cloth goes down. The $150 minimum applies to the job.

Field note
A condo repaint near the Promenade is mostly about crisp masking, protecting shared hallways, and keeping the timeline tight. An older house up in Hillside or Centennial Park is a prep job first: filling settlement cracks, sanding trim that carries layers of history, priming water stains so they cannot bleed back through. Bluff-side homes with big windows deserve careful colour decisions because the light shifts all day, and I would rather brush out a test patch than repaint a room. Whatever the building, the scope is confirmed in writing, room by room, before any can gets opened.
Prep is the price. Wall condition, how many colours, and how much cutting in around trim and ceilings is what moves the number, and I count all of it before I quote it. You approve a written number before I pick up a tool in White Rock.

More than most people expect. Rooms that face the water take direct light for hours, and that light exaggerates roller marks and makes a too-glossy sheen show every imperfection. I usually steer those rooms toward a flatter finish and brush a test patch in the real daylight first, because a colour that looked right in the store can read completely differently up here.
Mostly it comes down to the shared spaces and the schedule. I cover the corridor and elevator on the way through, keep the dust sealed inside your unit, and fit the work into whatever hours your building permits. Send your strata's rules along with the photos and I will build the repaint plan around them before we settle on a start date.
