Strata townhomes and newer Auguston houses lean toward touch-ups, accent walls, and colour changes where the finish just needs to be crisp. Either way you get the same process from me: caulk, sand, prime, cut clean lines, protect the floors, and use paint worth the labour, which for bigger scopes usually means Benjamin Moore Regal or Sherwin-Williams Emerald. I work alone, so the person who quotes your job in writing is the person holding the roller. There is a $150 minimum per job, and everything past that is quoted before I open a can. Yes. Interior painting in strata-managed townhomes is regular work for me. If your strata has rules about work hours or wants contractor insurance paperwork, mention it in the quote form and I will sort that out with you before we book a date.
I need to see it first. Sometimes painted-over wallpaper is stable enough to skim and repaint, and sometimes it has to come off, which changes the scope completely. Send close-up photos through the quote form and I will tell you which situation you have before either of us commits.
