Cloverdale puts two very different door problems within a few minutes of each other. Around the historic town centre the older detached homes have settled, so their doors bind at a corner, their strike plates sit off where they were cut, and the hardware has often been painted over more than once. Up in Clayton Heights the townhouse complexes are new enough that the openings are still square, and what fails is builder hardware: hinge screws that never reached framing, closet doors off their track, deadbolts that need a shoulder because nobody aligned the strike properly at build. West Cloverdale sits between the two. Out toward Hazelwood the properties add exterior and outbuilding doors that take real weather. Cloverdale borders Langley, so this is one of the shortest drives I make, which makes a short door list worth booking.

A Cloverdale door call gets diagnosed by the reveal before anything is unscrewed. A gap that pinches high on one side and opens low on the other means the opening has moved, which is the town centre story and gets fixed at the mortise or the strike. In Clayton Heights the logistics matter too, because parking is tight and most complexes have rules about work hours and notice.
What moves the number is whether the door or the opening is the problem. Rehanging a door on sound framing is quick; a jamb that has to be rebuilt because the house settled around it is not, and I can only tell which from the gaps. You approve a written number before I pick up a tool in Cloverdale.
