Doors tell you how old a Langley house is before anything else does. The Murrayville and Brookswood bungalows have settled for decades, so their interior doors bind at the top corner and the strike plates sit a few millimetres off where they were cut. Walnut Grove homes from the earlier waves often have original hardware that has been painted over twice. Willoughby townhouses are new enough that the doors are square, and what fails there is builder-grade hardware: hinges with stripped screw holes, closet tracks that jumped, deadbolts that need shouldering to throw. Fort Langley and Brookswood acreages add exterior doors that take real weather. I fix the cause rather than trimming the door edge, because a planed door is a permanent record of a temporary problem. Send photos of the gap around the door through the quote form and I will scope it in writing.

The first thing I do on a Langley door call is read the gap. An even reveal all the way round with a door that still catches means hardware. On the acreages out past Fort Langley it is exterior doors: swollen slabs, sweeps worn through, and deadbolts that never lined up properly since the frame shifted.
What moves the number is whether the door or the opening is the problem. Rehanging a door on sound framing is quick; a jamb that has to be rebuilt because the house settled around it is not, and I can only tell which from the gaps. You approve a written number before I pick up a tool in Langley.

Yes, and it is a common one in the newer complexes. The short builder screws only ever caught the jamb, not the framing behind it. I plug the stripped holes with hardwood, then reset with screws long enough to reach the stud, which is what actually carries a door.
Often, yes. On most Murrayville and Brookswood era builds the rollers and track can be reached once the trim and stop come off, without opening the wall. If the header has dropped and taken the track with it, that is drywall work, and I tell you which one you have before I start rather than after.
